Virginia Beach is not all free-draining sand.

Local soils include sand, sandy loam and loam, with finer-textured layers and seasonal groundwater that can change drainage. The USDA's Nimmo soil series, described near Pungo, is poorly drained. A sandy-looking surface does not tell us how water moves beneath your deck.

Brett reviews the site's grade, standing water, downspout discharge, ground clearance and existing structure before settling the construction plan. Footings and connections must suit the actual ground conditions and the approved design.

Repeated wetting and slow drying give decay fungi the moisture they need. Water trapped at joist tops, an inadequately flashed house connection, damp debris, poor airflow or wood touching soil can leave vulnerable areas wet long after the surface looks dry.

Composite deck boards do not protect a wood frame underneath from decay. Near salt water, corrosion of unsuitable fasteners and connectors is a separate concern. Sound framing, moisture management and suitable hardware all matter.

Stone beneath the deck

Provide a prepared surface beneath the deck as part of the site's water-management plan. Stone alone will not fix poor grading, high groundwater or a missing drainage outlet.

Joist tape before decking

Protect the tops of the joists at the decking connection as part of a correctly detailed frame. Tape does not repair rotten wood or replace flashing and ventilation.

Document the work as it progresses, including details that will be harder to see after the decking is installed.

Brett and his crew are true professionals and their workmanship is top notch. And take it from me, i am a retired engineer.

When we first met with Brett, we went over the scope of the project, design elements, and cost. Brett provided me with a full and complete breakdown for every aspect of the job, and his pricing is very fair. The structural elements of the deck were done perfectly and strictly to local building codes. When an issue with some of the footings arose, due to bad weather which prevented the concrete from setting correctly, Brett promptly addressed the issue, not by a band aid fix, but by removing the entire affected footing and pouring a new one. This is a company that truly stands by their work.

In the end, we modified the project a bit by enlarging the size of the paver patio. Everything is leveled and graded perfectly, there are no drainage issues, the deck and patio are absolutely stunning, and their cleanup work made it look like they were never there.
