Garage Cost Calculator
B&B Decks Garage Builder
Garage Cost Calculator
Explore a detached-garage planning amount using our existing price references, selected options and clearly listed allowances. A property review and written scope are required for construction pricing.
Build Your Estimate
Enter your garage dimensions and select your preferred options. Allow room for open vehicle doors, storage and walking clearance; compare the garage size planning guide before choosing a footprint.
Estimates are for planning only. Final pricing depends on site access, utilities, concrete, permits, finish selections, and confirmed scope.
Custom Garage Pricing
The calculator uses the 12 existing planning references below for unfinished detached garages. Between the reference footprints it estimates between the listed prices. Below 480 or above 1,200 square feet it extends the nearest price trend and flags the result. Figures are rounded to $100, so a $42,999 reference displays as $43,000 before any options. The upper figure adds an 8% planning buffer. Your final quote may be higher after the property and construction scope are reviewed.
Planning References Used in the Calculation
| Size | 1-Story | 1.5-Story | Barn Style | Dormers / 2-Story |
|---|---|---|---|---|
| 20×24 | from $42,999 | from $47,999 | from $50,999 | from $52,999 |
| 24×30 | from $53,999 | from $62,999 | from $66,999 | from $70,999 |
| 30×40 | from $83,999 | from $98,999 | from $105,999 | from $112,999 |
These are existing published reference amounts, not newly validated construction packages. The model assumes vinyl siding and one standard 8×7 door as its zero-adjustment baseline. Confirm foundation, plans, engineering, utilities, site work, taxes, permit costs and every inclusion or exclusion in a written estimate.
Math and reference alignment reviewed October 19, 2026. This is the calculation review date, not a confirmation that the reference prices or allowances were refreshed.
What This Garage Calculator Includes
The calculation combines the selected footprint and style reference with finish and door adjustments and any checked allowances. It uses existing price references; a current construction quote requires a property review and an agreed scope. Adding a story does not price finished living space, HVAC, plumbing or an approved apartment.
Costs That Require a Property Review
Survey conditions, setbacks, easements, flood-zone requirements, weak soils, demolition, utility relocation, long electrical runs, retaining walls, unusual foundations, driveway reconstruction and finished living space are not reliably priced by an online calculator. These items are reviewed during project feasibility.

Compare garage costs by size and construction scope
For readable examples using this calculator, see our garage-building cost guide. Start with the 24×24 garage cost example, 24×30 garage cost example or 30×40 garage cost example, then compare the site, foundation, doors, utilities and finish level behind the proposed price. These remain planning calculations rather than confirmed installed packages.
For a Virginia Beach property, use the garage permit planning guide to discuss building, zoning and trade reviews. Other cities and counties have their own requirements.
11 Items to Compare in Garage Construction Quotes
A useful garage quote explains the building, site work, responsibilities and finish level behind the price. Compare the same written scope before comparing totals. The calculator above produces a planning amount from existing reference prices and selected allowances; it does not establish an installed construction package for your property.
B&B owner Brett Mathis brings a background in custom-home and garage-framing carpentry, including experience working alongside other construction professionals. That perspective makes the connections between design, foundation, framing and the following trades important parts of the scope discussion. A material label or a square-foot total alone does not describe those connections.
| Quote item | What the written proposal should explain |
|---|---|
| 1. Dimensions and intended use | Exterior footprint, wall height, door openings and the proposed use of each area. Identify parking, workshop, storage and any upper floor separately. Exterior dimensions do not equal clear interior space. Confirm whether an upper area is storage, finished workspace or proposed living space; each needs its own design and approval path. |
| 2. Survey, drawings and required engineering | Identify who provides the survey or site information, prepares drawings, obtains any required professional design and pays the associated fees. Clarify what documents are included, what the owner must supply and which unresolved design decisions can change the price. Carpentry experience does not replace required professional design. |
| 3. Site preparation, drainage and access | Clearing, demolition, excavation, grading, drainage, construction access, delivery arrangements and yard restoration. State the assumptions about existing conditions and how unexpected buried material or unsuitable ground will be addressed. Confirm driveway connections and other work outside the building footprint. |
| 4. Foundation and concrete floor | Describe the proposed foundation and floor according to the project design, including relevant footing, slab, reinforcement and anchorage work. State what preparation and concrete finishing are included. An allowance for a slab does not, by itself, establish every foundation component required for the proposed building. |
| 5. Wall, floor and roof framing | Identify the structural arrangement, roof system, sheathing, specified materials and any upper-floor framing included. Ask how the approved details, large door openings and connections are carried through the work. Confirm which structural decisions are resolved and which still need design or engineering before pricing is final. |
| 6. Roofing and exterior enclosure | Roof form and covering, underlayment, flashing, siding, trim and any included gutters or painting. Identify transitions where the garage meets the house, if applicable. Confirm whether material matching is an exact product match or a coordinated appearance, and distinguish a weather-protected shell from a fully finished exterior. |
| 7. Doors, windows and installation | List the number, size and type of overhead doors, personnel doors and windows, plus openers or special hardware where included. If the homeowner supplies products, specify who checks suitability, receives them and installs them. Installation, trim, flashing and painting should not be left to assumption. |
| 8. Electrical and other utilities | Define the panel, feeder or service connection, trenching, receptacles, lighting and opener connections included. A quoted panel size does not define all utility work or establish that the existing service can support the project. Specify any plumbing, HVAC, equipment circuits or utility-provider work separately. |
| 9. Interior finishes and future uses | Identify insulation, air sealing, drywall, painting, stairs, shelving and other finish work by area or floor. Clarify whether future equipment, conditioned use or an upper room has been incorporated into the current design. A future possibility is not the same as a completed or approved feature in the present quote. |
| 10. Coordination, permits and inspections | Name the party responsible for applications, fees, inspection scheduling, trade coordination and closeout documents. B&B handles plans/engineering coordination, permits, utilities and inspections within the agreed written proposal. Confirm the included work, fees and any separately quoted services for your project. |
| 11. Allowances, exclusions and changes | Separate defined prices from allowances and exclusions. Explain how selections, quantity changes and unforeseen work will be priced and approved in writing. Review the payment milestones, completion requirements and written warranty. The calculator’s 8% planning buffer is not a maximum project price or a substitute for a defined construction scope. |
Use scope differences to understand the price
Review two genuine B&B written garage estimates with different dimensions, foundations, openings and finish work. They show how specific scope affects a proposal; they are dated examples, not interchangeable current offers. The completed-garage photographs use approved planning budgets for comparable new builds, not the pictured projects’ historical invoices.
Keep a copy of each proposal and mark every item as included, excluded, an allowance or unresolved. Ask the builder to clarify an unresolved item before using the total as a like-for-like comparison. For layout, use the garage size planning guide; for the next step, request a current written estimate with your city, intended use and preferred dimensions.
Before hiring, use the questions to ask a custom garage builder. If you are comparing a package with a construction proposal, compare prefab, kit and site-built garage scope. For the end of the project, review the garage final-walkthrough checklist.
